A Homebuyer’s Guide to CPF Housing Grants for HDB Flats or Executive Condominiums

If you are a first-time homebuyer and have just taken a step forward to owning a HDB flat or Executive Condominium (EC), this would be useful for you!

CPF Housing Grants are housing subsidies provided by the government to eligible buyers of HDB flats or ECs. The various housing grants can be used for the down payment towards the purchase price or to reduce the mortgage loan for the flat or EC purchase. In the recent Budget Statement, the grant for first-timer families buying resale flats was increased to provide more affordable housing options to homebuyers. Additional CPF Housing Grant (AHG)

Income ceiling: $5,000

  • Average monthly household income for the 12 months before your flat application does not exceed $5,000, and
  • You have been in continuous employment for 12 months before your flat application, and
  • You are still employed at the point of the flat application

Amount: $5,000- $40,000

Special CPF Housing Grant (SHG)

Income ceiling: $8,500

  • Average monthly household income for the 12 months before your flat application does not exceed $8,500*, and
  • You have been in continuous employment for 12 months before the flat application, and
  • You are still employed at the point of the flat application

Amount: $5,000- $40,000

Family Grant

Income ceiling: $12,000
*$18,000 if applying with extended family

Amount:
Up to $50,000 for first-timers buying 4-room or smaller resale flats
Up to $40,000 for families buying 5-room or larger resale flats

Amount: $20,000

Family Grant

Income ceiling: $12,000
If your average gross monthly household income does not exceed $12,000, you are eligible for this grant.

Amount: $10,000-$30,000

*Amount applies for November 2015 Sales launch onwards.
Note: The AHG and/ or SHG amounts listed depend on the average gross monthly household income for the 12 months prior to you submitting your flat application.
